Welcome to the dedicated community consultation page on Logicor River Limited’s (“Logicor”) proposals to redevelop a site to demolish the existing industrial unit at Regs Way on Bardon Hill and replace it with a new, modern unit.
We are a leading European owner and manager of logistics real estate that owns, manages and develops high quality logistics assets across Europe, addressing the real estate needs of international and local distributors, retailers and manufacturers. With a portfolio of 591 high-quality properties with a lettable area of 13.4 million square metres located in key European logistics markets, we are confident of regenerating the site to fulfil a valuable role in boosting employment by providing jobs and training opportunities for the local area.
The facility will be a large-scale distribution centre and industrial unit providing national distribution services.
The proposed site will consist of a warehouse, which includes a three storey main office and a two storey hub office. These units will be surrounded by a 25m landscape barrier, which will include an amenity area, offering an outdoor gym, woodland walk, and picnic benches.
The industrial unit will have a total of 600 car parking spaces, 10% of which will offer electric vehicle charging. There will also be 130 spaces for bicycles and 60 for motorcycles. The total site, including the warehouse, offices, parking and surrounding amenities has an area of c.13.22 ha.
Logicor takes pride in implementing sustainable measures into our logistics warehouses. The proposals will replace the existing unit with modern and sustainable facilities, reducing their impact on the environment and minimising energy consumption. As outlined above, the site will also support environmentally friendly transport by providing EV chargers and bicycle storage. As part of the application, we will be seeking BREEAM Excellent accreditation, the highest possible sustainability rating.
We are keen to take on feedback from the local community to ensure the development upgrades the neighbourhood and benefits the local area. We also want to ensure residents’ views are not negatively impacted by the proposed development. To this end, we will enhance the landscaping around the area during the development.
The industrial unit will have a total of 600 car parking spaces, 10% of which will offer electric vehicle charging. There will also be 130 spaces for bicycles and 60 for motorcycles. We expect traffic levels to remain in keeping with current rates at the site.
